Bergen County Property Search

The Bergen County Clerk Land Records Management Division records all property documents in the county. They maintain records of deeds, tax sale certificates, assignments, mortgages, lis pendens filings, cancellations or discharges of mortgages, construction and federal lien filings, and subdivision and plat maps. These records are part of Bergen County Public Records. Therefore, they are available for viewing and may be copied for a fee. To retrieve property records, an individual must conduct a property search online or in person at the Clerk's Office. A property search is usually done for several purposes:

  • Accessing property tax information
  • Having knowledge of a property's history
  • To determine the historical value of a property
  • To know if there is a lien on a property
  • To determine the value, characteristics, and condition of a property
  • To settle land disputes and determine property division

Are Bergen County Property Records Public?

The New Jersey Open Public Records Act (OPRA) allows members of the public to inspect, examine, or copy property records unless they are exempted by law. However, certain records may be deemed confidential. For example, property emergency or security information that will jeopardize the security of the property or people in it if disclosed will not be available to the public. Also, property records, which will give an advantage to property bidders if disclosed, may be redacted.

  • Deed registration (deed date, date recorded, R.T. fee, price, R.T.F. exempt, ad grantor and grantee's names and addresses)
  • Tax map &list descriptions
  • Property classification (class, CL. 4 type, and condo)
  • Assessed value (year same as the deed, land number, buildings, total, floor area, year built, ratio, property location, and remarks)
  • Additional blocks and lots (block and lot numbers, qualifier, land and building numbers, total, nonusable code, and serial number)
  • The property's assessment
  • Tax-list-history (year, property location, land/imp/tot, exemption, assessed, and property class)
  • Tax list page (taxing district number, real property tax list year, county number, page number, block, lot, and qualification account number, land dimensions, building description, additional lots, acreage, property class, owner's name and address, city, state, property location, billing code, zip code, land, exemptions, net taxable value, and special tax codes).

Where to Perform a Bergen County Property Lookup

A record seeker can conduct a property lookup at the Bergen County Clerk's office. The Office has a Land Record Search tool that online requesters can use to find property information. The search criteria are by party, document type, instrument number, book/page, or town/lot/block number. After entering the appropriate information in the search fields, click the search button to conduct a property lookup. Alternatively, individuals can visit the Clerk's Office to conduct property lookups. Walk-in requests are acceptable, but priority is given to customers with appointments. The record staff will require a property owner's name, property address, or document number to process the request. Typically, an inspection of property records does not attract fees, but copies of desired records cost 7 cents per page. Certified copies are available for additional fees. How to Perform a Property Owner Lookup in Bergen County

There are two available means for obtaining property ownership information in Bergen county. For instance, the Bergen County Clerk allows property owners look up online and in person. Online requests can be made through the Land Record Search tool on the Clerk's website. A search can be conducted by document type, instrument number, book/page, or town/lot/block number. In-person requests can be at the Clerk's Office during business hours. The record seeker is required to provide the property's address, book/page number, recorded date range, or instrument number to facilitate the search. Copies of property records will be made available to the requester for a fee. Included in the property record is the property owner information.

How to Find Bergen County Property Records Online

Here is how to find Bergen County property records online at the Bergen County Clerk's office:

  • Go to the court's website
  • Click on "Land Record Services" under the "Services" menu at the top bar
  • Click on "Land Record Search" and log in as a guest to avoid account creation
  • Use the Standard Search or Advanced Search screens to conduct the search
  • Conduct a search using the following criteria:
    • Party name search: Provide the party's first or last name or company name. Do not use commas between the First and Last Names. Other optional searches by document type, town, and date range are also available.
    • Document type: The requester must enter the document type in the search box or select from the groups provided below the search area. They can use commas to separate codes for multiple document-type searches. Other optional searches by town consideration amount and date range are available.
    • Instrument number: Enter the instrument number in the search box provided. Numbers and/or Characters are acceptable
    • Book/page: Select the book/page type and enter the number in the appropriate search box
    • Town/Lot/Block: Select any town in the dropdown list provided on the site and click the search button. Other optional searches like lot/block number, document type, party name, and date range are available.
  • After providing the appropriate search information, click the search button to view the desired property records.

Individuals can use third-party aggregate databases to search property records in Bergen County. Entering the appropriate information in the search fields provides access to information on the searched property. Note that the information that is available on third-party sites differs. This is because these sites are run independently.

How to Find Property Owner by Address Free

Individuals can find free property owner information by address on the Bergen County Board of Taxation website. The Board has a property record search tool that provides access to the property information. Click on the tool and conduct a search by location. Clicking the "Submit Search" button will return records on properties in that location. The property's owner's name will be displayed on the screen. Click on the "More Info" link to access further information on the desired property.

Alternatively, interested persons can visit any Bergen County record custodian office to view property records for free. Upon getting to the office, provide the property's address to the record staff. The staff may allow the requester to view property records for free. Typically, the property owner's information will be included in the record.

Bergen County Property Tax Lookup

A property tax lookup is majorly necessary when trying to purchase a property. Also, individuals can conduct a tax lookup to retrieve information on their tax payment history. Individuals can obtain property tax information online or in person at the Bergen County Board of Taxation. Online requests can be made via the Board's Property Record Search tool. Search criteria are location, owner name, block, lot, or qualifier. A list of property information based on the search conducted will be displayed. Click on the "More Info" link to retrieve specific information about a property.

A property tax lookup can also be conducted in person at the Bergen County Board of Taxation office. A property address or name will be required to facilitate the search. All visitations should be within the Board's office hours. A requester may be permitted to view property tax information for free, but a fee is required to get copies of tax records.

How to Find Bergen County Property Appraiser

The New Jersey Real Estate Appraiser Board provides access to property appraisers' information online or in person. People need property appraisers to help provide an unbiased estimation of the value of real properties. They are usually hired by a consumer or by a lender (like a mortgage company or a bank) to provide these estimations so they can determine whether the property is worth enough to justify or support the loan that is being sought.

Individuals can download the list of property appraisers in Bergen County online. The list contains information like license number, property appraiser's full name, address, county, initial licensure/certification date, and license/certification expiration date. Information like email address, gender, telephone number, or controlled dangerous substance (CDS) registration numbers is not available. Interested persons can also request a custom list of property appraisers' information by completing a form. The list will be sent to the requester on a computer CD via U.P.S. Ground. The custom lists cost $55 ($50 for the CD, plus $5.00 for Delivery), provided the list is generated within an hour.
